After considering sites in Reston and Herndon, Brookfield choose a newly renovated building in Oakton. Throughout the process, Verity provided comprehensive cost modeling integrating leasing costs, construction build-out, furniture, and IT into the Total Cost of Occupancy. Utilizing this approach, Verity was able to negotiate very favorable lease terms including over market TI allowance, free rent, existing furniture, and early termination. Verity then seamlessly transitioned from lease negotiation to managing construction build-out. Brookfield moved in ahead of schedule and significantly under budget.
