Verity’s Skip Dawson and Brian O’Hear Represent Seller in Sale of Fully Leased Industrial Investment Property in Vienna, VA

Verity Commercial announced the successful sale of 319 Mill Street NE, Vienna, Virginia, a fully leased 22,640-square-foot multi-tenant industrial investment property located in the Vienna Industrial Park. Verity’s Investment Sales Team, Skip Dawson and Brian O’Hear, CCIM, represented the seller in the transaction. The property was 100% leased at the time of sale and featured triple-net leases, annual rent escalations, and a stable tenant roster.

 

The seller, a Northern Virginia investment group and longtime Verity client, engaged Verity to market the property. The campaign attracted significant nationwide investor interest and generated multiple written offers. A local group was ultimately selected based on its pricing, favorable terms, and overall certainty of execution.

 

Located less than three miles from Tysons and offering convenient access to Route 7, I-66, and I-495, 319 Mill Street presented investors with a rare opportunity to acquire a stabilized industrial asset in one of Northern Virginia’s most desirable and supply-constrained submarkets. The property’s long-term tenancy, contractual rent growth, and strategic location contributed to strong investor demand throughout the sale process.
