Verity’s Ellie Bechtle Represents Seller of Historic Mansion at Waverly Park in Leesburg, VA

Historic Mansion at Waverly Park in Leesburg, VA Sold

Verity Commercial and Ellie Bechtle are proud to announce the successful sale of The Mansion at Waverly Park, a historic mixed-use property located at 604 S King Street in the heart of Leesburg, Virginia. Ellie Bechtle of Verity Commercial represented the owner in this complex deal.

Originally constructed in 1890, The Mansion at Waverly Park has long stood as a symbol of Leesburg’s rich architectural and civic history. Situated on 1.32 acres, the 21,806-sf property blends timeless historic charm and commercial functionality, offering a mix of retail and office space in a high-visibility location off South King Street. The building’s historic frontage and unique interior space have made it a focal point of the local landscape for over a century.

The sale of this landmark property was brokered under challenging conditions. As a bank-owned asset with the zoning of B-2 within Leesburg’s Crescent Design District, the unique property posed challenges requiring creativity on the part of the prospective buyers. Despite these challenges, Bechtle’s persistence and patience led to a successful outcome after an extended time on the market.

“This was not a quick transaction,” said Ellie Bechtle. “It required many months of collaboration, perseverance, expertise, and an understanding of the property’s potential from all parties involved. I’m proud we were able to bring the right buyer and their vision to closing unlocking the next chapter for this important Leesburg landmark.”

The Mansion at Waverly Park was not an easy property to handle— a property with deep local roots and a keen interest by the local community.

“I’m incredibly grateful to Ellie Bechtle for her dedication and guidance throughout this process. Ellie’s persistence and professionalism made all the difference in getting the right buyer to purchase this property and getting it to closing.” — Steve Talbot of Atlantic Union Bank

This transaction highlights Verity Commercial’s expertise in navigating complex sales of historically significant and specialized-use properties, as well as the firm’s commitment to delivering results through thoughtful strategy and persistence.

Congratulations to all parties involved on this important and meaningful transaction!
